268 Fund invests its own capital into deals offered to investors. If an investment does not meet our investment standards, it is not presented.

How We Select Investments
Triple-Layer Due Diligence
Every opportunity passes through three independent layers of review before it is approved. If any layer fails, the opportunity is rejected until corrected with legal advice.
1. Internal Analyst Review
Including, but not limited to, financial feasibility, exit strategy, downside modelling, and assessment of borrower, developer and builder capability.
2. Internal Legal Review
Including, but not limited to, investment structure, security position, and documentation integrity; this review is carried out by our in-house lawyer, who reports directly to the Credit Committee Chair.
3. External Specialist Legal Review
Independent due diligence is conducted by an experienced specialist property finance law firm, including verification of security and documentation, with any required amendments resolved prior to approval, and full management of the settlement process through to completion.
Stress-Tested Before You See It
Before any opportunity is approved, it is tested against real-world downside scenarios, including:
- Sale prices falling below forecast
- Construction & project costs exceeding expectation
- Settlement delays
- Rising Interest rates
If the project cannot withstand all stress testing, it is not offered.

268 Fund accepts investments from wholesale, experienced and sophisticated investors as defined under the Corporations Act 2001 (Cth).
What is a Wholesale investor?
A wholesale investor is an individual or entity that meets certain financial criteria under the Corporations Act 2001 (Cth), allowing them to access investment opportunities that are not available to retail investors.
You may qualify as a wholesale investor if you meet at least one of the following:
- Net assets of at least $2.5 million, or
- Gross income of at least $250,000 per year for the past two financial years (certified by a qualified accountant), or
- Invest $500,000 or more in a single investment offer.
Can I invest through my SMSF?
Yes. Investments may be made through a Self-Managed Super Fund (SMSF), provided the trustee meets the wholesale investor requirements. You will be required to provide your SMSF trust deed and trustee details during the application process.
What if I want to exit early?
Investments are generally illiquid for their term. Early withdrawal is not typically available and may be subject to fees and conditions outlined in the IM and SIM. If a suitable replacement investor is found, an early transfer may be considered. Please contact us to discuss your options.
How are returns taxed?
Returns are generally treated as income for tax purposes. Please speak with your accountant or financial adviser for personal tax advice.
