What if I want to exit early?
Investments are generally illiquid for their term. Early withdrawal is not typically available and may be subject to fees and conditions outlined in the IM and SIM. If a suitable replacement investor is found, an early transfer may be considered. Please contact us to discuss your options.

Returns are generally treated as income for tax purposes. Please speak with your accountant or financial adviser for personal tax advice.

Once your application has been approved, you will be provided with details of current investment opportunities available through the Fund.
What is a wholesale investor?
A wholesale investor is an individual or entity that meets certain financial criteria under the Corporations Act 2001 (Cth), allowing them to access investment opportunities that are not available to retail investors.
You may qualify as a wholesale investor if you meet at least one of the following:
- Net assets of at least $2.5 million, or
- Gross income of at least $250,000 per year for the past two financial years (certified by a qualified accountant), or
- Invest $500,000 or more in a single investment offer.
What returns do you offer?
Returns vary depending on the investment opportunity, its structure and associated risk profile. Investments typically target returns from around 12% p.a., depending on the investment.

Is my investment secure?
Investments through 268 Fund are secured against Australian real estate through registered mortgage security. Each opportunity undergoes rigorous assessment, with a strong focus on a clearly defined exit strategy.
Since inception, all investor capital and interest has been repaid.*
When do my returns get paid?
Interest payment options vary depending on the investment. Many opportunities offer monthly interest distributions, which are typically paid on the 1st of each month.
For some investments, interest may be paid at the end of the investment term together with the return of capital, as outlined in the relevant Supplementary Information Memorandum (SIM).
Can I invest in more than one Fund?
Yes. Investors may participate in multiple investment opportunities. Please contact our team to discuss the options available.
What information will I receive during my investment?
Investors receive quarterly reports providing updates on the project, including valuation commentary, market conditions and development progress. These reports are designed to ensure transparency and keep investors informed throughout the investment term.
