What is a Direct Investment Fund?

Direct Mortgage Lending

Your capital is loaned to property developers and secured by registered registered mortgages over Australian real estate.

  1. Developer requires funding (land purchase, construction, or refinance)
  2. We assess the loan against strict credit and security criteria
  3. Approved opportunities are reviewed by our Credit Committee and issued to investors via a SIM
  4. You review the opportunity in the Supplementary Information Memorandum (SIM)
  5. You invest through 268 Fund, gaining exposure to a secured property investment.
  6. Your investment is protected by a registered mortgage over the property
  7. You receive interest payments as outlined in the SIM*
  8. Capital is repaid at maturity (commonly 12–24 months via sale or refinance)

What is a Property Development Investment Fund?

Equity Investment in Property Development Projects

Gain exposure to development profits through structured equity investments.

  1. Developer identifies a development opportunity (townhouses, warehouses, etc.)
  2. We assess the project’s feasibility, financial structure, and risk profile
  3. Approved opportunities are reviewed by our Credit Committee and issued via a SIM
  4. You review the opportunity in the Supplementary Information Memorandum (SIM)
  5. You invest through 268 Fund, gaining exposure to the development project
  6. Your investment is used to fund the project alongside the developer (not as a loan)
  7. Returns are linked to the success of the project, rather than fixed interest payments*
  8. The project is completed and sold (typically 18–24 months)
  9. You receive your share of profits and return of capital, as outlined in the SIM

What is a wholesale investor?

A wholesale investor is an individual or entity that meets certain financial criteria under the Corporations Act 2001 (Cth). These criteria allow investors to access investment opportunities that are not available to retail investors.

You may qualify as a wholesale investor if you meet at least one of the following:

  • Net assets of $2.5 million or more, or
  • Gross income of $250,000 or more per year for the past two financial years, certified by a qualified accountant, or
  • Invest $500,000 or more in a single investment offer.

How Do I Invest?

To begin the process, please email invest@268fund.com.au or contact our investment team on 03 9002 1868 to request an application form.

Once your application has been approved, you will receive details of current investment opportunities available through the Fund. After reviewing the Information Memorandum (IM) and relevant Supplementary Information Memorandum (SIM), you may select the investment you wish to participate in.

Following receipt of your investment funds, you will be issued with an Investment Certificate confirming your investment amount, interest rate, payment schedule and other key details in accordance with the relevant investment.

Is there a minimum amount I can invest?

$200,000 unless otherwise specified

Can I re-invest my monthly income?

We are not set up to receive monthly income reinvestment at this point in time, however, please contact us for more details.

What happens if a development is delayed?

Repayment of the loan is generally expected upon completion and sale of the development or refinance. Interest and associated costs accrue from the borrower, and the Fund will generally seek to distribute the agreed monthly interest rate to investors.

However, in the event of significant delays or unforeseen circumstances, including economic disruptions or force majeure events, the Fund may defer monthly interest distributions until the underlying project is completed and the loan is repaid through an orderly sale process designed to maximise investor outcomes.

Is my investment secure?

Investments through 268 Fund are secured against Australian real estate through registered mortgage security. Each opportunity undergoes rigorous assessment, with a strong focus on a clearly defined exit strategy. Since inception, all investor capital and interest has been repaid.*
